You should assume that the Gross Floor Area of the proposed budding is spread equally over the four floors.
A similar project was carried out for the same client for an office located in Cambridge and procured by single stage competitive tender In November 2019. The cost exclusive of Preliminaries, for the building, was £1280 per m2. The combined element unit cost of the external works measured over all hard and soft landscaping was £82 per m2. Based on this information and with reference to BCIS on-line for any further cost information you require, prepare an order of cost estimate stating any assumptions and exclusions.
